Tax (Imposta Comunale Immobile): Procedure to Purchase Property in Calabria, Italy 1. Agreement with the seller on the final purchase price and terms of acquisition. 2. If paying in installments or if the seller is holding a mortgage for the buyer, a contract will be drafted declaring an irrevocable purchase of property. 3. Once the terms of the contract are agreed upon, it is signed by both parties. (This is a private contract between seller and buyer). At this time a down payment can be made on the house depending what the contract stipulates. 4. A contract of sale is signed by both parties stating the price of the property and the terms of payment. (This is a public contract between seller and buyer in the presence of a public notary 'notaio'). At this time a down payment must be made on the house, in the presence of the public notary amounting to at lease 10% of the declared purchase price (caparra confirmatoria). 5. If the seller is holding a mortgage for the buyer, the deed of the house is presented to the buyer upon completion of payment according to the terms and prices stated in the contracts above. |
