The following is a summary of how a typical transaction to purchase property in Italy and specifically listed on this website, takes place. It lists the costs incurred as well as the general and bureaucratic procedure. The following general information is provided as a guide to the economic climate in Calabria. Although accurate, the information is subject to change and should be used only as a reference. The prices listed on this website are net to the owner(s). There are no commissions involved.

²Public Notary (Notaio):
This is a one time fee
For the purchase of any property in Italy, it is obligatory to have a deed prepared by a public notary (notaio). The cost of the notary is based on a price list established by each town.

³Point of Purchase Taxes (Imposta del Registro):
This is a one time fee
Primary homes: 3% of declared purchase price.
Vacation homes: 10% of declared purchase price.


Annual Taxes to the Government (EURO)

Annual Taxes on Income Generated by Property (rendita catastale):¹   Varies
Property Tax (Imposta Comunale Immobile):²   0.1%-0.2%

¹Annual Taxes on Income Generated by Property (rendita catastale):
If the property is not rented and the owner therefore generates no income from the house, these taxes do not apply. If the owner decides to rent the property and the house generates an income that reaches a taxable level, a small tax is imposed.

²Property Tax (Imposta Comunale Immobile):
Taxes imposed on the property by the local municipality. Less than one percentage pint, the annual tax varies from 0.1%-0.2% for private homes that do not generate an income.


Procedure to Purchase Property in Calabria, Italy

1. Agreement with the seller on the final purchase price and terms of acquisition.

2. If paying in installments or if the seller is holding a mortgage for the buyer, a contract will be drafted declaring an irrevocable purchase of property.

3. Once the terms of the contract are agreed upon, it is signed by both parties. (This is a private contract between seller and buyer). At this time a down payment can be made on the house depending what the contract stipulates.

4. A contract of sale is signed by both parties stating the price of the property and the terms of payment. (This is a public contract between seller and buyer in the presence of a public notary 'notaio'). At this time a down payment must be made on the house, in the presence of the public notary amounting to at lease 10% of the declared purchase price (caparra confirmatoria).

5. If the seller is holding a mortgage for the buyer, the deed of the house is presented to the buyer upon completion of payment according to the terms and prices stated in the contracts above.
